On behalf of the Mercy Community Capital (MCC) team, thank you for making 2024 another successful year. The need for more affordable housing communities is critical and our commitment is as strong as ever. Our success wouldn’t be possible without the unwavering support of our investor community.

Two new investors joined our mission with $4 million commitments each: Intermountain Health and HSBC Bank. Their investments reflect a growing recognition of the impact and urgency of our work. And while these major contributions are significant, the steady, values-driven support of our religious community investors remains a powerful foundation for all we do.

In 2024 alone, 25 of these investments reached maturity and were renewed, continuing a remarkable 27-year average partnership. Their steadfast commitment to our mission is what truly fuels our ability to serve and grow.

Aeris, a CDFI third-party rating agency, reaffirmed its ‘AA+’ financial rate to Mercy Community Capital. By collaborating with socially responsible developers, MCC has helped finance the development of single and multifamily homes for rental and homeownership for all people.

Mercy Community Capital’s new three-year business plan prioritizes lending that yields significant impact results. One such organization is O-SDA Industries, LLC (O-SDA), an Austin, Texas-based real estate development firm with expertise in affordable housing communities that meet the unique needs of each city and individual neighborhood they serve. O-SDA is also a minority business enterprise, a women’s business enterprise, and a Texas-certified historically underutilized business. O-SDA is an affiliate of Saigebrook Development, another woman-led organization, and the two work in partnership on developments.

MCC provided a $6.48 million land acquisition loan, with Raza Development Fund participating in the loan, to O-SDA to support the construction of Saison North, a 116-home multifamily rental property in Austin, Texas. The property, located on the grounds of a former brewery, provides 312 residents with affordable housing. Nine apartments are accessible for those with mobility, hearing, and visual impairments. Amenities at the property include a cyber lounge, fitness center, gathering area, swimming pool, outdoor BBQ stations and picnic tables, and a children’s playscape.

In 2024, 82% of our capital went to people at or below 60% of Area Median Income. We helped provide homes for 7,564 people resulting in $23 million of household savings.

MCC hired two key positions in 2024: a Senior Loan Administrator to help with loan closings and a Grants and Impact Manager to assist with grant management.

We were awarded a $7.5 million Capital Magnet Fund Award by the CDFI Fund to finance affordable housing solutions and community revitalization efforts for low-income communities.
